The Miami Beach City Commission is set to vote June 24 on a resolution authorizing City Manager Eric Carpenter to negotiate a six-month revocable license agreement with The Rhythm Foundation, Inc. (TRF), granting the nonprofit temporary use of the ground-floor space at 7605 Collins Avenue at a nominal fee of one dollar.
TRF, the 501(c)(3) arts organization that operates and programs the Miami Beach Bandshell at 7275 Collins Avenue, currently occupies administrative office space at 7455 Collins Avenue. That building is slated for demolition as part of the Ocean Terrace redevelopment project, and all tenants must vacate by July 31, 2026. The administration identified the vacant, city-owned space at 7605 Collins Avenue as a short-term solution to keep TRF's administrative and programming operations running without interruption.
Under the proposed agreement, the city would retain responsibility for utilities and routine maintenance at the property, while TRF would be required to carry appropriate insurance, handle interior janitorial services, and cover the cost of any improvements it chooses to make to the space. The item is sponsored by the City Manager's Office and applies to the North Beach area.
